TERMS/CONDITIONS

  • 30% is chargeable for administration on interest due only (not on principal invested), if withdrawal from the plan/package is made at any time prior to due date on SALES AGREEMENT.
  • Installment plans can be switched but not more than once within the tenure
  • Rental is maximum of 30% annually, paid out monthly at 2.5% of total sum paid on property

GOLD (OWN LAND ON PROSPECTIVE LAYOUT)

This option enables you pay in advance towards land acquisition and still earn interest on your investment until allotment. Do you need to like the location of the land? Absolutely no. The benefit of buying the land is that Edigor can easily sell off your land for you at market value or put it into any economic use and you have your cash back within reasonable time without illiquidity. Remember, your land shall be allotted to you at cost price, meaning that it adds value immediately after allotment and you can either decide to keep it or sell it for cash back on market rate with a click of the button as every GOLD package shall transform to our DIAMOND package- development and activity stage and perpetual rental income (cash flow).

UNIT PAYMENT SYSTEM

With our unique installment system, plots of land are modeled into units of payment which enable buyers to pay smallest possible amounts towards land acquisition. Acquisition is both for existing and prospective lands, particularly in government designated new urban development areas. The purchaser has an option of taking the land at cost price or taking cash value within a short term.

RELATIVE PERFORMANCE REVIEW AND NIGERIAN INFLATION

It is disheartening how some investors often do not give regard to inflation while investing. A country like Nigeria with high(and unstable) inflation ranging in two digits makes it impossible to earn in one digit rate of return and achieve your financial goals. Be smart in your decisions. Look out for the real rate of return (inflation adjusted) and not just the nominal rate of return. Nigeria with 2018 inflation outlook of 14%-15% (source: CBN & NBS), our package with nominal rate of return of 30% per annum has maximum positive real rate of return of 15% to maximum of 16% (inflation adjusted). Other investments with nominal rate of return of 10% to18% per annum with same inflation outlook above have real rate of return of (-4%) to maximum of (+3%) (Inflation adjusted). Note that in no circumstance will our real rate of return be negative like others even if inflation overshoots 15% upper range which is likely not possible.

You invest by buying any or all of our property categories – DIAMOND and GOLD. Payment is done in full block representing a plot of land, or in installment of units of N10,000 each. A plot is 400 units in DIAMOND and 200 units in GOLD.
Minimum installment is 1 unit. A Unit of installment is N10,000.
Maximum of 30% per annum.

Buyers (investors) must not be less than 18 years of age as stipulated by laws of the Federal Republic of Nigeria. But can buy through a trustee.
No investment without a risk. Dependent upon the strategy, risk could be mitigated to barest minimum and subsequently eliminated. The known risks in land are chiefly; illiquidity, title and government permits. This package is an antidote to Illiquidity. It is targeted at making buyers liquid as structured. Title, government permit and other risks are taken over by the firm and guarantee undertaken. Title is clean, government approval available. Documents are available for further due diligence. This arrangement is skewed towards zero risk unlike various investment options available.
